Michal Baum is a partner in the New York office of Gibson Dunn. She is a member of the Real Estate Practice Group.

Michal represents clients in a broad range of commercial real estate transactions, including acquisitions and dispositions, construction and real estate finance, joint ventures (both single-asset and “programmatic”), mezzanine loans, preferred equity investments, and loan workouts and restructuring. Her experience includes single and multi-property transactions with a wide variety of real estate assets, including medical offices and senior housing at all acuity levels, logistics, office parks and buildings, hotels, shopping centers, condominiums, and multi-family apartment complexes.

Michal has been recognized as a Best Lawyers: Ones to Watch™ in Real Estate Law.

Highlights of Michal’s recent experience include:

  • Welltower in the $7.2 billion sale of its 18 million square foot outpatient medical building portfolio.
  • A public REIT on multiple skilled nursing facility acquisitions and subsequent leasing of such facilities, totaling billions of dollars.
  • The lenders in a $400 million CMBS loan to refinance the Four Seasons Resort Hualalai in Kailua-Kona on the Big Island of Hawaii. 
  • BDT & MSD as lender, in a $355 million construction loan to Legion Investment Group and Gindi Capital, as borrower secured by six properties throughout Third Avenue and Gramercy Park in New York City. 
  • Sherwood Equities in a multi-decade lease for nine marquee billboards at Two Times Square and 1600 Broadway to Providence Equity Partners.
  • Sherwood Equities in its sale of a retail condominium at 1600 Broadway to a joint venture between Bayerische Versorgungskammer and Paramount Group, Inc.

Prior to joining Gibson Dunn, Michal was an associate in the Real Estate Department of an international law firm. Prior to, and during, law school, she worked at a nationally recognized title agency where she closed single and multi-property commercial real estate transactions. Michal also worked for a real estate developer where she negotiated leases, license agreements and purchase and sale agreements.

She earned her Juris Doctor, magna cum laude, in 2016 from Rutgers Law School, where she was elected to Order of the Coif, received the Philip Kravitz Memorial Prize (for graduating with the highest academic average as a part time student) and was a Saul Tischler Scholar and a Nathan N. Schildkraut Scholar. She was also an editor for the Rutgers Law Review and was on the Rutgers Moot Court Board and Rutgers Regional Appellate Advocacy Team where she competed in the New York Bar Association National Moot Court Competition.

Michal is admitted to practice in the State of New York and State of New Jersey.
